2024 Notice of Real Property Assessments mailed out this week

LĪHU‘E – The County of Kaua‘i announces that the 2024 Notice of Real Property Assessments will be mailed to real property owners by Friday, Dec. 1.

This notice provides critical information which will be used to determine a property owner’s Real Property Tax Bill. It will display a property’s market value, assessed value, total exemptions, net taxable value, and tax classification.

Owners are strongly encouraged to review the entire notice. If there are any errors, please contact the Real Property Assessment office immediately. Owners may also review property characteristics, values, and historical information at www.kauaipropertytax.com

Property owners are also advised of some changes that have occurred this year. Three of the tax classification names have been modified as follows:

  • Homestead has been renamed to Owner-Occupied;
  • Commercialized Home Use has been renamed to Owner-Occupied Mixed-Use; and
  • Residential has been renamed to Non-Owner-Occupied Residential.

In addition, the home exemption amounts have automatically increased by $60,000. Applicants ages 59 or younger approved for a home exemption will now receive a $220,000 exemption; ages 60 to 69 will receive a $240,000 exemption; and ages 70 or older will receive a $260,000 exemption. For further details of the substantial changes to the real property tax code, please refer to the insert included with the mailed assessment notice. Assessment notices can also be accessed online at www.kauaipropertytax.com.

If a property owner disagrees with the market value, tax classification, exemption amounts or property status, owners have until January 2, 2024, to file an appeal with the County of Kaua‘i Board of Review. A $75 (U.S.) deposit fee shall be paid for each appeal to the Board of Review.
